At the inception of each project, Oakview dck organizes a construction team consisting of the client’s representative, a construction manager, and an architect-engineer. The team meets to outline the objectives and priorities of the project, and the construction manager provides leadership on all matters related to construction.
During the planning and design phase, the construction manager offers recommendations on feasibility of construction, outlines anticipated costs for labor and materials, reviews the design, and provides advice regarding site usage or improvement. The construction manager also prepares a preliminary budget and schedule allocating resources and time for labor, materials, shop drawing, sample reviews and delivery of products.
Oakview dck offers three sequencing methods for design and construction:
- Linear: completion of most design activity prior to construction.
- Parallel: provision of some preconstruction services by a contracting entity during the design phase.
- Fast track: implementation of some stages of construction prior to completion of design work.
Oakview dck will recommend a sequencing method for each project based on predictability of budget, desired timetable, and need to accommodate changes. Regardless of the client’s choice, each method allows for seamless progression from design to bid to build.

Planning and Design Services
Construction Management contracts foster a course of practical wisdom for a General Contractor to better serve the Owner and the Architect-Engineer during the planning, design and construction phases of a project. A Construction Team, formed at the inception of a project, ensures a means of successfully completing each phase. The Owner takes the lead in choosing a Construction Manager and an Architect-Engineer. Working together, the team outlines the objectives and priorities of the project. The Construction Manager provides leadership to the Construction Team on all matters relating to construction.

The CM also provides preliminary budgets, as well as developing time schedules and activity sequencing for allocation of time for labor, materials, shop drawing, sample review and delivery of products.
For complete and successful project delivery Oakview dck offers customers three sequencing methods – "linear" "parallel" or "fast track". With implementation of the Linear method the majority of design activity will fully precede construction. The Parallel method will have some aspects of preconstruction services provided by a contracting entity and will occur concurrently with design activities. By using the Fast Track method some stages of construction will precede the completion of design work.
